Cancellation Policy: Within 14 days of your first rental date, no amount will be refunded.  Any day prior to that the full amount less $50 (admin fee) will be refunded if funds were paid by check; if paid by credit card, a 3% processing fee and additional $50 (admin fee) will be withheld from the refund amount.

No, this minimal fee is non refundable.  This fee will protect the guest of up to $1500 for ACCIDENTAL damage.  Intentional Damage is NOT covered under this policy.  Please refer to your rental agreement for specific details.

50% of the total amount is due at the time of booking.  The remaining 50% is due thirty days prior to your arrival.  We do have the ability to accept more than one credit card and can split up your payments.

You can send your requested dates along with the property info in an email  to [email protected] OR book online at your convenience.

A completed rental agreement through Docusign along with 50% total rental cost.  The remaining 50% is due 30 days prior to check in. (The Docusign will be emailed to you.  You will have 48 hours to complete before your reservation is canceled).

You will be given a unique code visible through the web portal or the app on the day of arrival.  If for some reason you do not receive the code on your arrival date, please feel free to give us a call.

Check in is 3pm and check out 12noon

You will receive an invitation to download our App through iTunes or Android Marketplace once your entire payment has been processed.  If you do not have a smartphone you can view the web portal or print out a pdf version which will be emailed to you.  The access code to the property will be given on the day of arrival.  Be sure to view this info before departure.

Check in and check out procedures are fairly simple.  A detailed list can be found in your app, but will normally consist of turning the thermostat off, loading the dishwasher, removing all personal items from fridge, and turning off lights and locking up.

Please remember that each unit is privately owned and individually stocked but most cooking and living needs are provided.  Although we are not a hotel, we do supply a starter kit to include:  a roll of toilet paper per bathroom, one roll of paper towels, two trash bags, minimal coffee, sugar, creamer, hotel sized shampoo, conditioner, soap, dish soap, and dish wash detergent.

We do supply your linens to include all bedding and bath towels.  However, we do not supply beach or pool towels.

Other items you may consider bringing with you:  Indoor games in case of inclement weather, your favorite cooking spices, additional trash bags, toilet paper, paper towels, and everyday toiletries.

Not all of our properties have an internet connection.  If your unit has an internet connection, the information will be listed within the app.
