Our homeowners are our top priority. Professionally managed booking services have proven to attract a higher proportion of guests. Our program is tailored exclusively for the individual property and owner through a business analysis. Our clients view us as their marketing & sales department. We manage inquiries, contract bookings, get customers in and out with a first class experience, housekeeping, accounting, state & local compliance (hotel occupancy taxes), and of course – delivering REVENUE to our client Property Owners. We assist with quarterly cleaning maintenance as needed.

As a small business we offer big business resources and a team approach to the delivery of a successful vacation rental management program. Our business model allows us to offer a cost effective solution to our clients – the property owner. Our team has a decade of experience in second home Sales & Rentals around Lake Travis and the Austin lakes. Our Vacation Rental division was formed in 2008 when our customers came to us and asked how they could generate income with their vacation home and still get the benefit of using it for their families. Our focus is on premier destination communities that highlight first class amenities, and lake front property. Doing what we do and doing it well.

The Escapia software offers a platform designed to help provide us with efficient quoting, reservations, marketing distribution, and complete Trust Accounting.


How we Market your property::

We market continuously to past customers and partner with local event planners and service providers that can offer value added services. The market produces interest, inquiries, and bookings for Lake visitors. We focus on Golf and Hill Country travelers as well, by highlighting area amenities. We have had past success with Social Marketing, targeting Winter Travellers, and maximizing our exposure to families and boaters visiting the lake.

Through our marketing partners, we have found that our owners properties are found 200-300% more than those under representation by our leading competitors.


Customer Experience::

Finding us— Lake Travis & Co. Sales & Rentals markets to weekend travelers, around the country through partnerships with the leading vacation rental channels. A quarter of our traffic and inquiries through our site. This is attributed to our in house marketing initiatives that continually improve positioning by adding to the quality and content we offer to a visitor. In 2016, 36% of our guests were repeat customers. We aim to increase by 5% each year.

What this means to the property owners we represent is 1. a loyal returning customer and 2. a family that treats the property as if it were their own. Our clients are on a Customer Retention Program that delivers ongoing info as well as monthly specials such as discounted golf and Special Events.

Booking—Our site offers on line quotes and booking. For those more interested in a traditional

purchase, we are a phone call away and answer calls for quotes 7 days a week. Contracts can be done online, or emailed and faxed. We accept credit cards, checks, and e– checks through a secure merchant service account which is hosted by a leading industry transaction processing provider. 50% of the rental amount is due upon reservation and the balance with 30 days of travel. Guests do have the luxury of buying Travel Insurance through us. The modest premium protects against weather and health related cancellations, but preserves the income for the owner. This is insured through AIG.

Pre Arrival—The guest will get an invitation to download our App. The App provides info on what to expect at arrival, during the stay, and at checkout. It even offers information on “What to do in the area”.  The guest will receive a call on the week of check in to ensure they have the info they need for the trip. We will then go over programming, local amenities, and identify any special circumstances needed to make it a First Class experience.

During – Hotel sized Shampoo, Conditioner, Bath Soap, Laundry Detergent, Sponges, Dish wash Detergent, Dish Wash Soap, Trash bags, Paper Towels, Tissue Paper to create a ‘starter kit’ for each arriving guest in an effort to provide the guest with even more time for vacation.

Check out—Check out is a smooth transition for the end of a great weekend or stay. Our guests will have instructions on how and when to leave the property. It is as easy as if they were leaving a resort.


Our Service Specifics::

Homeowners come first in our rental business and we offer you the following services to help streamline our processes.

Owner Portal – Direct online access to see past income statements, a current calendar, and booked revenue. This is also where owners block their personal stay. The benefit is owner awareness and peace of mind.

Damage Insurance – Renters pay a damage waiver insurance fee (through AIG) that protects the owner for large claims and small. The benefit is that the guest frees up their money to spend more for additional nights stay. The owner has full protection for damage.

Travel Insurance – This allows renters to book far in advance without fear of encountering any logistical challenges that could cause them to cancel last minute. The benefit is that reservations will occur earlier and we can attract more interstate and international clientele.

Ratings and Reviews – Managing customer reviews will allow us to regularly enhance the positive feedback provided by past guests. The benefit is ultimately converting page views to booked rentals.

Other – rental agreement management, follow up surveys, monthly competitive rate analysis, minor maintenance (schedule of carpet cleans, touch up paint, light bulb change), supply of mini shampoos and conditioners, ability to accept all major credit cards, concierge service partners, and travel agent relationships.


Our Fees::

We work hard to keep our fees to homeowners competitive allowing you to retain a larger portion of your rental income. Our rental fee structure has not changed since inception despite continual investment in our programs.

Setup—$600 per property staging consultation professional photos and an HD video tour, and a 12 month subscription for dedicated property websites.

Ongoing 25% after credit card fees.  Tax, cleaning, and any applicable resort or compliance fees are “pass through” paid by the guest.

Other Quarterly maintenance (owner optional):

  • $50 plus $10 per bedroom
  • Air Filter Changes
  • Bulbs and smoke detector batteries touch up
